Specifically,<strong> all lease agreements must now include this 12-character numeric identifier, with</strong> the first two digits corresponding to your department number. </p>
<h2>Why has the property tax ID become mandatory?</h2>
<p>The mandatory inclusion of this tax identification number in residential leases is intended to <strong>modernize and streamline contractual and administrative relationships between landlords, tenants, and government agencies</strong>.</p>
<p>In particular, this will make it easier to identify rental properties, conduct audits, and cross-check information among tax authorities, the CAF, and other agencies.</p>
<h2>Which housing units are affected?</h2>
<p><strong>This applies to all rental properties—whether unfurnished or furnished—used as a primary residence</strong>. Whether you are a landlord or a real estate agent managing rental properties, you must include this identifier on <strong>all lease agreements for unfurnished or furnished properties used as a primary residence.</strong> </p>
<h3>Leases Not Affected</h3>
<p>However, please note that this new requirement does not apply to:</p>
<ul>
<li>vacation rentals,</li>
<li>mobility leases</li>
<li>commercial leases</li>
<li>roommate arrangements formalized through multiple contracts between each roommate and the landlord</li>
<li>other agreements for temporary occupancy</li>
</ul>
<h3>Mandatory in 2028 for the French overseas departments and territories</h3>
<p>For French overseas departments and territories such as Martinique, French Guiana, Réunion, and Mayotte, this requirement will not take effect until January 1, 2028.</p>
<h2>Where can I find the property&#8217;s tax ID number?</h2>
<p>Also known <strong> as the &#8220;fiscal property identification number</strong>, <strong>&#8220;</strong> this identifier is listed on your property tax bill. It also appears in your personal or business account on the impots.gouv.fr website. </p>
<h3>1. Log in to the impots.gouv.fr website.</h3>

<p>If you own multiple properties, be sure to select the one related to your request. To avoid any errors, please verify that you are entering the tax ID for the residence itself, not for any outbuildings (basement, parking space, etc.). </p>

<p>If you are unable to access your Personal Account or Business Account, here are the steps to follow to easily gain access.</p>
<h3>How to Retrieve Your Tax ID Number If You Lose It</h3>
<p>If you&#8217;ve forgotten or misplaced your tax ID number, you can easily retrieve it with just a few clicks from your account on impots.gouv.fr.</p>
<ul>
<li>Go to impots.gouv.fr and click on &#8220;Your Personal Account&#8221; or &#8220;Your Business Account,&#8221; depending on your situation</li>
<li>In the &#8220;Help&#8221; section at the top right of the screen, click on the question &#8220;Where can you find your tax ID number?&#8221;</li>
<li>Click &#8220;Receive your tax ID number by email&#8221;</li>
</ul>

<p>A confirmation code will be sent to you via text message. Once you enter it, you will receive your tax ID number by email. You can then log in to your account using that number.  </p>
<h3>Reset Your Password If You&#8217;ve Forgotten It</h3>
<p>If you can no longer log in because you&#8217;ve forgotten your password:</p>
<ul>
<li>Enter your tax ID number and click &#8220;Continue&#8221;</li>
<li>In the &#8220;Help&#8221; section in the upper-right corner, click &#8220;Forgot your password?&#8221;</li>
<li>Then click on &#8220;Reset your password in just a few clicks&#8221;</li>
</ul>

<li>Next, enter the verification code you received via text message</li>
<li>Finally, click the activation link you received by email to set a new password</li>

										<content:encoded><![CDATA[<p><b>Six years after opening your first branch in Albi, what can you tell us about the growth of the L’Agencerie Group?  </b></p>
<p><span style="font-weight: 400;">The Albi Pilot Agency is gradually continuing to expand.  </span><span style="font-weight: 400;">We&#8217;ve outgrown our current office space, so this is a nice sign of growth.<br /></span></p>
<p><span style="font-weight: 400;">Over the next two years, we plan to build a truly modern office that will serve as a vibrant space for both our employees and clients to gather and interact, complete with reception areas.</span></p>
<p><span style="font-weight: 400;">At the same time, following our locations in Bordeaux and Anglet, we have just opened a third franchise in Hossegor, and the Bayonne location will open by the end of January.</span></p>
<p><span style="font-weight: 400;">Sylvain Marconnet decided to open a second branch following the one in Anglet, proving that the business model is sustainable.<br />The L’Agencerie brand seems to be thriving on the West Coast, and I’m delighted to see it. As a franchisor, I want our franchisees to be completely successful and to grow their businesses. They are our primary advocates.  </span></p>
<p><span style="font-weight: 400;">As such, we also operate as a Qualiopi-certified training center, enabling us to provide our franchisees and their employees with high-quality continuing education programs that, of course, comply with the ALUR Act but go well beyond it in terms of content and knowledge sharing.</span></p>
<p><span style="font-weight: 400;">As such, the new buildings will feature a large training room so that employees from all branches can come to Albi to attend training sessions in a unique setting.</span></p>
<h2><b>How do you see the future?  </b></h2>
<p><span style="font-weight: 400;">The brand is currently expanding exclusively through our network. I want to maintain our growth pace by opening one to two branches per year.<br />

<h2><b>If you were to send a message to our future franchisees?  </b></h2>
<p><span style="font-weight: 400;">Embarking on an entrepreneurial venture—especially in the real estate sector—is undoubtedly a real obstacle course these days.</span></p>
<p><span style="font-weight: 400;">Between the overwhelming administrative hurdles, the constantly changing landscape of legislation and tools—and indeed, the world in which we operate—I am firmly convinced that the L’AGENCERIE franchise offers undeniable advantages for anyone looking to start and grow their own real estate agency.</span></p>

This concept, imported from the Netherlands, allows individuals to temporarily live in unused office spaces—all at unbeatable prices. <h2 style="text-align: justify;">Renting Office Space to Individuals: A Solution for Housing Tenants on a Tight Budget</h2>
<p style="text-align: justify;">In the city, housing costs can be high. Some companies therefore allow office owners to rent out their spaces at prices that are significantly more affordable for those on a tight budget: a maximum of €200 per month in fees (not rent), according to <a href="https://www.youtube.com/watch?v=sLaG7XIwrXU" target="_blank" rel="noopener">the TV show *Tout Compte Fait* (2016)</a>. </p>
<p style="text-align: justify;"><span>It might even be possible to house homeless people there, as proposed by the Unity Cube organization, which pioneered the creation of small, modular apartments made from simple wooden pallets.</span></p>
<h2 style="text-align: justify;">These buildings must receive prefectural approval!</h2>
<p style="text-align: justify;">Renting out vacant office space isn&#8217;t that easy. Each building must receive prefectural approval regarding health and safety. But very often, vacant spaces are outdated and no longer meet rental standards.  </p>
<p style="text-align: justify;">The director of Camelot France, a company that manages vacant properties, explains, for example, that before a temporary resident is accepted, they must have “an alternative living arrangement with relatives.”</p>
<p style="text-align: justify;">The selection criteria for tenants can be quite strict: a sworn statement must be signed, indicating that a relative agrees to provide housing within a maximum of three months in the event that the building is sold. The tenant must also have neither children nor pets. </p>
<h2 style="text-align: justify;">This solution is less expensive for businesses than security guard services</h2>
<p style="text-align: justify;">Empty offices are sometimes squatted in or vandalized. To prevent this from happening, office owners sometimes hire security firms, which can be quite expensive. </p>
<p style="text-align: justify;">There is now an alternative: renting out vacant office space to individuals so that—while waiting to find a buyer, for example—the premises are occupied and maintained by a trustworthy person. Their role is to notify the company in the event of a problem, such as a break-in. </p>

Maintenance and repairs due to deterioration are also the landlord’s responsibility.   </p>
<p>What is meant by “wear and tear”? An example would be a roof that has started to leak a few drops of rain over the years. On the other hand, if the tenant causes damage to a wall, for example, the tenant will be responsible for paying the cost of rental repairs.    </p>

<h2>Repairs for Which the Landlord Is Responsible</h2>
<p>Work required to maintain the property in good condition and for its routine upkeep, as well as improvements to energy efficiency (such as installing insulation or replacing a worn-out boiler), are also the landlord’s responsibility.  </p>
<p>This also applies to “upgrades to meet current standards” of an electrical or plumbing system, or repairs following a water heater breakdown during the winter.  </p>
<p>If the rental is in an apartment building, the landlord is also required to contribute to improvements to the common areas. This may include, for example, renovating the stairwell or restoring the building’s exterior&#8230;   </p>
<h2>Repairs That Are the Tenant&#8217;s Responsibility  </h2>
<p>However, damage caused by negligence, lack of maintenance, or lack of care is the tenant’s responsibility.<br />
The owner doesn&#8217;t have to deal with holes or stains on the walls, dented doors, scorched carpet, or damaged hardwood floors or other flooring (that haven&#8217;t simply worn out over time)…  </p>
<p>Unclogging drains, or replacing a light switch, a light bulb, or a toilet float, are not part of the landlord’s routine maintenance obligations. The landlord is therefore not liable. Nor is the landlord responsible for damage caused by people living with the tenant, visitors to the tenant’s home, a subtenant, or even professionals (such as decorators) whom the tenant may have hired for personal convenience.  </p>
<h2>The Landlord&#8217;s Responsiveness  </h2>
<p>The landlord must not delay in carrying out repairs due to wear and tear at the tenant’s request. In fact, two months after receiving a formal notice by certified mail with return receipt, the tenant may file a complaint with the appropriate authorities, alleging substandard housing conditions. If the authorities determine that the landlord is responsible for the repairs, the tenant may:  </p>
<ul>
<li>Compel him to carry them out.</li>
<li>Let the tenant handle it, but require that the tenant reimburse you.</li>
<li>Penalize the landlord by awarding the tenant damages for interference with the tenant&#8217;s enjoyment of the property.</li>
